When we plan communities, we are interested in person trips. Unfortunately, for years we’ve calculated trips generated by a new development based on ratios of trips per land use as documented by the Institute for Transportation Engineers (ITE). These rates are heavily focused on square footage of a project’s land use. However, trip generation is not static; the same land use located in different contexts will result in a different number of trips. Even more importantly, the same land use located in different contexts will result in a different number of automobile trips. Accounting for the differences in context is critical to planning communities that accommodate cars without being overwhelmed by them. This Pattern includes:
